Key Exclusions — Confirm with Solutions Plus Before Start
The following items are EXCLUDED from our scope and must be provided by the principal or others:
Excluded from LF Scope
Risk if Not Confirmed Early
Sub-base excavation & compaction
We cannot form up if sub-base is wrong — delay = LD exposure
Survey, setting out & levels
Errors in layout corrected at OUR cost per contract cl. 9
Concrete pump supply
Without pump confirmation we cannot pour — programme collapses
Supply of Connolly joints
Joints must be on site before we form — 48hr lead time minimum
Traffic control & exclusion zones
Cannot mobilise without TC and exclusion zones operational
Steel reinforcement — SL72, SL82, N12 bar
Supplied by Solutions Plus. LF places only. Confirm delivery programme and laydown area.
Curing of concrete (EXCLUDED from quote)
CRITICAL: curing must happen — see Profit Section for variation opportunity
Sawcut joints (optional / not priced)
Must decide before we start — Sawcutting contractor needs lead time
Coloured concrete supply (ready-mixed)
Colour consistency requires approved supplier — get in writing now
Blinding / sand / crusher dust sub-base layer
Must be placed by others BEFORE every pour. Add to pre-pour checklist.
Vapour proof / damp proof / waterproofing
Required at building adjacencies before forming. Confirm by others.
Services conduits & penetrations
Must be in position BEFORE forming. If not in = delay = variation claim.
Gaskets around pipes
Must be wrapped by others before our pour day.
Grouting or patching of defects
NOT our scope. Any request to grout = charge as variation.
Make good of existing site conditions
Not our responsibility. Photograph work zone on arrival Day 1.
Clearing non-LF material from work zone
Other trades leave rubbish = Solutions Plus must clear. Document delays.
Clearing of ponding / stagnant water
Cannot pour onto standing water. Pumping out is Solutions Plus's job. Delay = variation.
Supply of all precast items
Tactile indicators, kerbs, drainage lids — all by others. Must be on site before we form around them.
Engineer sign-off after pours
Must be organised by Solutions Plus — do not accept cost backcharge
Powerfloat finish
Steel float included only. If powerfloat is requested = variation.
2. PRE-START QUESTIONS — GET ANSWERS BEFORE 18 MAY
These questions must be resolved in writing before mobilisation. Unanswered items = programme and commercial risk. Send these to Joel Alvey at Solutions Plus as a formal RFI.

3. SEQUENCING STRATEGY
Works commence in the South / South-East corner with the stairs and pram ramps — the most complex, fixed-price items — then track north-west through exposed aggregate, then broom finish. This front-loads the high-margin exposed aggregate work and keeps the crew progressing without doubling back.
Starting Point: S/SE Corner
The stair structure (Hornsby Council Standard Pathway Steps) sits in the SE corner. Two pram ramps (2 × $550 each) are in proximity. Sub-base and survey must be confirmed in this zone first.

7. PROFIT MARGIN STRATEGY
The following levers directly increase margin on this contract. Each lever is ranked by impact. Implement all of them simultaneously for maximum effect.
#
Lever
How to Execute
Est. Value
Owner / Action
1
Productivity — 160 → 180+ m²/day
The contract rates assume exactly 160 m²/day productivity. Each additional m² per day reduces labour-days needed. At 180 m²/day avg: saves ~7 working days per crew. At 200 m²/day: saves ~13 days. Achieve this by: (a) forming 2 panels ahead at all times, (b) pumping starts at 7am sharp, (c) finishing crew works without interruption.
HIGH IMPACT
Foreman to track daily m² output. Record in site diary.
2
Curing — charge as Variation
Our quote EXCLUDES curing (Exclusion Item 14). Cure products are essential for quality and strength development. Before applying any cure products, issue an RFI to Solutions Plus requesting a formal Variation Direction for curing. If approved, cure revenue at our product analysis rates adds material upside. If not approved, Solutions Plus must organise curing — either way, do not absorb this cost silently.
HIGH IMPACT
Foreman/PM to issue RFI before mobilisation.
3
Variation capture — weather & hindrance
The contract is explicit: weather cancellations and productivity hindrance by other trades are variations at day works rates. The only way to capture these is CONTEMPORANEOUS documentation. Method: (a) photos with timestamp every pour day, (b) site diary entries noting any delays, waiting time, or sub-base not ready, (c) written notice to Solutions Plus within 24hrs of any hindering event. Never wait until end of month.
HIGH IMPACT
Foreman: daily site diary. PM: issue written notice same day.
4
Sawcuts — price and win
Currently optional and not priced. Sawcutting is typically $6–12/lm. With 1,284 lm of joints already in contract and additional sawcuts likely, this is a fast add-on scope. Provide a competitive price to Solutions Plus now before they appoint another trade.
MEDIUM
PM to price and submit by 1 May.
5
Front-load payment claims
Submit the maximum claimable amount on 25 May (Week 2) even if only stairs and prelims are done. This reduces the retention balance building up against you. Every dollar claimed earlier reduces cash-tied-up risk.
MEDIUM
PM: prepare claim 1 by 20 May.
6
Formwork reuse — 3–4 cycles
The BOQ allocates 65 m² of form ply. If reused 3 times across the job, material cost is one-third of what it would be if replaced each time. This requires a disciplined strip-stack-clean routine. Assign one person to this daily.
MEDIUM
Foreman: strip and stack daily after cure release.
7
LF scope is labour + formwork ONLY — lean cost base
Steel, concrete pump, joints, blinding, precast, survey — all by others. LF's cost base is essentially: (1) labour wages, (2) formwork materials, (3) consumables (chairs, tie wire, fixings, cure products if approved). This is a lean, high-margin scope if productivity is controlled. Protect it by never quietly absorbing costs that belong to Solutions Plus.
HIGH IMPACT
PM: confirm full scope boundary in writing before start.
8
No rework — quality process
The single biggest margin destroyer is rework. A failed exposed aggregate panel, a pour with wrong levels, or a stair pour that needs breaking out can wipe weeks of profit. Prevention: (a) ALWAYS verify levels before forming, (b) confirm mix design in writing before EVERY pour, (c) do a trial area of exposed aggregate before main run.
HIGH IMPACT
Every pour: pre-pour checklist. See daily cycle process.
