## 2026-05-21 (end of session) — pricing finalised v8.2

- **Steel-fixing labour +20%** (v8 → v8.1) — v8 priced fixing on a @200 density; the locked design is N12 @150 (~33% more bars). Rocky's call: +20% on fixing labour. Reo supply NOT inflated (fixed Ausreo order).
- **Concrete rate $600/m³** (v8.1 → v8.2) — Rocky-confirmed night supply rate, replaced the $340 placeholder. High vs $340 — reflects night premium + short-load levies on 3 small pours. Still to confirm against a written supplier quote.
- **Final price v8.2: LFCS $78,360 ex GST · combined to Mack $153,105 ex GST.**
- **No client BOQ shows internal buildup** — the client-side BOQ is a priced schedule (items/qty/lump price only); the v8.x rate buildup stays internal in `02b`.
- LFCS BOQ/Excel house style = brand red `D72229` (ref `2637_TCE_LHP_BOQ_LFCS.xlsx`), not the navy ITP-template style.

## 2026-05-21 (later) — geometry relocked from v5 D&B drawings

Read Rocky's actual v5 D&B drawings — v7 had been priced on wrong geometry. Rocky locked the basis:
- **Pit internal 1900 × 1500**, base slab **200 mm**, roof slab **200 mm**, walls 150 mm, chamber 1800 high, **separate 900 mm chimney**. **No blinding** — base on sand bedding.
- Reo **N12 @ 150 c/c single mat**, cover **50 mm** (R53 minimum — overrides v5 drawing's 40 mm formed).
- Single source of truth file created: `0. AI Context\2626-CURRENT-BASIS.md`. All docs + agents key off it.
- v8 repriced on locked geometry: LFCS portion **$74,698 ex GST** (v7 was $62,692). Combined to Mack **$149,443 ex GST**.

## 2026-05-21

- **Concrete placed by digger bucket — no line pump.** Excavator on site (Arki) does the placing. Removes the v7 pump line ($1,800) → v8 LFCS portion $60,622 ex GST. Drop tube required on wall pour to stay inside R53's 1.2 m free-fall limit.
- **Excavation basis = shoring box (verti-shore).** Matches Arki's priced quote. Supersedes the v1 battered-excavation methodology.
- **3-pour strategy** — base / walls / roof+chimney. (v1 plan was 2 pours: base, then walls+roof+chimney monolithic.)
- **Arki quote $67,950 accepted as Ray's price** — not re-negotiated. Scope gaps (ERSED, bypass pumping, spoil disposal) to be handled by carve-out or separate pricing, not by re-quote.
- **Local project folder = `LFCS\Projects\2626 - Stormwater Pit Peakhurst - Mack Civil\`** is canonical. The Downloads `2626 – Mack Civil...` 11-folder tree is retired; current files consolidated across.

## 2026-05-17 (from v7 reprice)

- LFCS in-house D&B straight-chimney design adopted (not TfNSW R0220 splayed) — simpler formwork, less concrete.
- Combined night rate basis (Option 1): trade $186.67/hr, sup $200/hr productive (6/8 loading).
- Ausreo reo order kept at 0.502 t despite over-quote (Option B) — bank excess as next-job carry-over.
