## 3. Programme

- **Hours:** Day shift only Monday–Friday 7:00am – 3:30pm (per Liam V1 quote basis — preserved)
- **Programme estimate:** ≈13 weeks total
- **Critical path:** CW1 + CW2 6-week tall-wall window (Acrow + EWP + Scaffold + Manitou plant period)
- **No night shift assumed.** No midnight crossing loading.
- **No public holiday work assumed.** Public holidays priced as variation.

## 4. Pricing summary

| Version | Date | By | Total ex GST | Total inc GST | Comment |
|---|---|---:|---:|---:|---|
| V1 | 2026-04-19 | Liam (Husse-priced) | $857,041.60 | $942,745.76 | 7-page PDF, 42 exclusions |
| **v-CW-rev1** | **2026-05-04** | **Cowork** | **$541,861.76** | **$596,050** | First-principles, Rate Card V1.7 day rates, +15% redundancy |

**Cowork delta:** −$315,180 (−36.8%) vs V1.

Posture choice for Rocky:
- **Submit V1 ($857K ex GST):** defensible-for-variations posture; high redundancy; Husse rates already reviewed; safe.
- **Submit v-CW-rev1 ($542K ex GST):** competitive-for-award posture; 37% under V1; first-principles defensible; risk = no fat for site surprises.
- **Hybrid (e.g. $700K):** average the two; lock margin between the two estimates.

## 5. Calc methodology — Cowork v-CW-rev1

- **Trade rate:** $85/hr (Rate Card V1.7 day shift first 8 hrs ordinary)
- **Supervisor rate:** $95/hr (LFCS standard +$10 over trade)
- **Materials:** at cost +10% markup (Rate Card V1.7 standard)
- **Redundancy:** +15% on subtotal (LFCS standard)
- **GST:** +10%
- **Productivity baselines (FRP Rates Development + industry):**
  - Slabs: 50–80 m²/crew-day (matches Liam V1 160 m²/day for crew of 3-4)
  - Tall walls (CW1/CW2): 12–15 m²/crew-day
  - Roadway: 200–240 m²/crew-day
  - Low walls: ~3 m³/crew-day
  - Footings: ~6 m³/crew-day
  - Pits/sumps/turrets: 0.5–1 crew-day per element

See `02b/2628-Rate-Buildup-2026-05-04_v-CW-rev1.xlsx` for line-by-line Labour + Materials + Plant build-up.

## 6. Risks + assumptions to confirm with Rocky

1. **CW1+CW2 plant burn rate** dominant — 6-wk allowance = ~$72K. Confirm program window is realistic.
2. **TX Bund stepped pour** — confirm if single 93m³ pour or 4-lift sequence (drives productivity 30%+).
3. **Reo density assumption** — for HV electrical containment, reo can run 200-300 kg/m³. If higher, +10% labour on tall walls.
4. **Roadway productivity** — 240 m²/day assumed. If reduced for fiddly switchyard pavement, +$11K.
5. **Stairs around retaining wall (×4)** NOT IN BoQ — confirm with Vaughan if added.
6. **Connolly Joint type and locations** TBC.
7. **Day-shift programme** — confirm no night/weekend work allowed.

## 7. Next steps

1. **Rocky review** — pick submission posture (V1, v-CW-rev1, or hybrid).
2. **Pre-Pricing-Grill** — see `02b/Pre-Pricing-Grill-2026-05-04.md` — answers carried from V1 quote inferences; Rocky to confirm.
3. **Pre-call questions** — see `06c/Pre-Call-Questions-2026-05-04.md` — surface to Vaughan if QS call scheduled.
4. **Drawing vision-pass** — `lfcs-drawing-extract-vision` to validate quantities + flag discrepancies.
5. **Spec summarise** — AusGrid Vibration spec + Asbestos Register + SER via `lfcs-spec-summarise`.
6. **Drive upload + Airtable sync** — once Rocky locks the submission posture.
