# 2640 — 13 Mt Erin Rd Campbelltown Stairs — Job Brief

## 1. Scope (1–3 sentences)

LFCS installs Fast Tread® preformed concrete stair flights at an existing factory unit + mezzanine fit-out at 13 Mt Erin Rd Campbelltown. Stair flights + galvanised vertical-picket handrails supplied by FTI Group under separate supply quote ($28,224 ex GST); LFCS scope is install — opening in existing slab, unloading, propping, lifting flights into position, handrail bracket install, post-pour grout + finish. 2 flights, ~18 risers total, Level G (RL 79.61) to Level L1 (RL 83.1).

## 2. Quantities at a glance

**TBC** until Phase 0 grill and quantity take-off complete. Headline (from FTI proposal + KB Group drawing 120866-1):

| Element | Qty | Notes |
|---|---|---|
| Stair flights | 2 No. | G→L1, ~18 risers total |
| Risers | 18 No. | per FTI proposal |
| Stair width | 1000–1250 mm | per FTI proposal |
| Stair throat | 150 mm | per FTI proposal |
| Reinforcement | N12 long + N12 cross, double layer to 0 risers | per FTI proposal |
| Vertical picket handrail (both sides + linkage) | ~10.9 LM site linkage + flight handrails (18R both sides) | per FTI proposal inclusions |
| Slab opening | 1× per FTI mark-up — saw-cut / cored opening in existing slab | drawing 120866-1 |
| Vertical rise | ~3.49 m | RL 79.61 → 83.1 |

## 3. Key risks identified at quote stage

1. **First stair-install job for LFCS** — no concept note, no rate benchmark, no analogue stair-install job in `Completed Jobs/`. Phase 0 grill MUST flag this and trigger Rocky / Huss / Hasibul calibration before pricing.
2. **120866-2 + 120866-3 NOT RECEIVED** — drawing 120866-1 references them as "REFER ALSO TO DRAWINGS 120866-2 & 3". Bid prep cannot proceed without them; RFI to KB Group + Khazma needed urgently.
3. **Existing slab makeup unknown** — opening method (saw-cut from above? Core + cut from below?) drives plant + crew + risk. Composite slab vs RC slab vs steel-framed mezzanine = very different methodology.
4. **Cranage / manitou for unloading + lift** — FTI excludes ("Cranage/manitou for unloading deliveries of Fast Tread® stairs"). LFCS to source. Site access constraints unknown (existing factory unit — may be tight clearance, may require traffic management for crane setup on Mt Erin Rd).
5. **Install + propping** — FTI excludes ("Installation and propping of Fast Tread® stairs"). LFCS must source props + bracing + lift methodology. Risk of damage to flights during install.
6. **Reinforcement starters / hooked / lapping bars** — FTI excludes (only straight reinforcement in flights supplied). LFCS to provide starters at landings + hooks into existing slab + lapping bars at stair-to-landing connections.
7. **No core drilling permitted** (FTI standard) — all handrail-to-slab connections via FTI-approved baseplates or brackets. LFCS install crew must understand the FTI standard handrail fixing method (Pattern 5 — bracket dyna-bolted to masonry / steel). Standard handrails per AS/NZ 1170.1:2002 Table 3.3 Type C3 ONLY — if Khazma needs C1/C2/C5/D loading, redesign cost + lead time apply.
8. **Welding fume extraction** — FTI subcontracts site welding; extraction fans + breathing apparatus listed in FTI exclusions; LFCS may need to provide if extraction is required at this site (existing factory unit with limited ventilation likely).
9. **Site Linkage allowance** — FTI quote includes 10 levels of site visit per pricing stage; if more required, extra charges apply. LFCS to confirm site-visit cadence in install programme.
10. **External vs internal classification** — stairs internal (G to L1 inside existing factory unit + mezzanine); FTI excludes sealing of external stair + handrails which doesn't apply here, but stair-flight protection during fit-out (taping / wrap) is a builder responsibility — confirm whether LFCS or builder covers.

## 4. Subbies / labour expected

**Direct LFCS labour:** stair install crew TBC — typical compositional guess (UNVERIFIED): 1× supervisor + 2-3× labourer / form-fixer for ~3-5 days install + ~1-2 days handrail + ~1 day finish. **Day shift only.**

**Subbies (potential):**
- Crane / manitou hire for unloading + lifting flights into position (TBC)
- Saw-cut / core drilling for opening in existing slab (TBC — may be LFCS in-house or specialist)
- Welder for site linkage handrail welds (FTI subcontracts theirs; LFCS may source separately or piggyback on FTI's crew)

**Supplier:** FTI Group (Fast Tread stair flights + handrails — supply-only via FTI quote LFC0526091).

## 5. Key dates / milestones

- **Quote received from FTI:** 2026-05-14
- **FTI quote valid until:** 30 days from issue → 2026-06-13
- **LFCS Phase 0 grill:** TBC (NOT YET STARTED)
- **LFCS bid due:** TBC — depends on client (Khazma direct / via builder) and their tender programme
- **Lead time on FTI supply:** 2-3 weeks from order
- **Stair install duration:** TBC (estimate ~1-2 weeks total inclusive of opening cut + flight install + handrails + finish)

## 6. Notes from planning session

- This is the **Run 2 scaffold** for the OLD vs NEW LFCS stack comparison (`_System/comparison-report-2026-05-15.md`). Job folder created with FTI source PDFs filed in 03a; NO bid prep work performed — scaffold stops at the point where the two stacks diverge.
- Both OLD (HQ-Vault, 22 skills) and NEW (sandbox, 43 skills) stacks have identical 2640 folder structure. The comparison report scores how each stack would handle the bid from this scaffold forward.
- LFCS is the **installer**, not the supplier — FTI is the supplier. Contract chain TBC: LFCS may price (a) direct to Khazma, (b) via builder/PM, or (c) bundled with FTI as a supply+install package. Each option changes the Letter-of-Offer addressee + tax treatment.

## 7. Open from this scaffold

- [ ] **Phase 0 grill — first stair-install job flag** — anchor scope to an analogue + surface unknowns + lock day-shift posture + cranage + propping
- [ ] Request drawings 120866-2 + 120866-3 from KB Group (via Khazma or FTI)
- [ ] Confirm builder / contract chain (Khazma direct vs builder vs FTI bundle)
- [ ] Confirm existing slab makeup + access for opening cut
- [ ] Confirm bid due date
- [ ] Source crane / manitou quote for unloading + lift (3 flights worth of weight)
- [ ] Source saw-cut / core drilling quote for slab opening (if not in-house)
- [ ] Source welder for site linkage handrail welds (or piggyback FTI's crew)
- [ ] Create Airtable Job + Bid record via `lfcs-airtable-sync` after grill
- [ ] Queue `lfcs-job-retrospective` to seed `lfcs-standards/concepts/Stair-install-fit-out-pattern.md` once first bid lands (NEW-stack only — OLD stack has no retrospective skill)
- [ ] Add new boilerplate exclusions entry for stair-install to `lfcs-standards/templates/standard-exclusions-boilerplate.md` after first bid lands
